1. Preliminary Reservation
A preliminary reservation may be made by telephone or email. We will on receipt of a preliminary reservation issue a Booking Contract which will need to be returned within 24 hours of issue with the deposit or full rental payment (as appropriate) in order to guarantee the booking.

2. The Booking Contract
Reservations will only become fully confirmed once the Booking Contract and deposit or full rental payment (as appropriate) is received. Until such time there shall not exist any form of contract whatsoever.

3. Deposit
On returning the Booking Contract you should arrange for payment of the deposit of 25% of the total rental charge to be transferred to our bank. If the booking is made within 8 weeks of your arrival the full payment of 100% of the total rental charge will need to be made on return of the Booking Contract

Payment should be made to the bank details of which are set out in the Booking Contract.

4. Payment
Full payment (if not made at the time of booking) is to be made not less than 8 weeks before your arrival. If such payment is not received by such date we reserve the right to cancel the booking in which case the cancellations policy will apply. Payment is to be in euros (€) although if more convenient we can cater for payment in other currencies at our discretion. Payments are to be made to the bank account notified in the Booking Contract.

5. Group Size and Composition
The Booking Contract will set out the number of people for the booking (and the composition between adults and children). The group size and composition must not be exceeded without our express approval.

6. Arrivals and Departures
a. Arrivals
Check-in time is between 2pm and 8pm on the day of arrival (please note: it is possible the apartment may be being cleaned up until 4pm. If the apartment is still being cleaned or if you should arrive before 2pm, it is possible to drop off your luggage).


b. Departures
Check-out should be before 11am on the day of departure (please note:  it is possible the apartment may be cleaned from 10am onward.)  It will normally be possible to leave your luggage at the apartment for pick up later in the day; please let us know in advance if you would like to do this.

7. Cancellations
If you should need to cancel the booking for any reason, the following charges will apply:

A cancellation:

  • 60 – 31 days before arrival                           loss of ½ of deposit
  • 30 days before arrival date                           loss of full deposit
  • 29 – 15 days before arrival date                   25% of rental charged
  • 14 – 7 days before arrival date                     50% of rental charged
  • Less than 7 days before arrival date            100% of rental charged

While a booking is made with the full understanding that the property is available for the dates agreed upon, please note that we cannot be held responsible for any loss, damage or inconvenience caused if the property should be destroyed or damaged by events beyond our control (such as war, fire, floods, or acts of terrorism) or other instances arise either before or during the rental period such that we have to cancel the booking. In such circumstances a full refund of all sums paid will be made.

8. Additional Costs
The rental charge includes the cost for all water, gas, electricity and cleaning at the end of the rental period. For stays longer than a week, the apartment is cleaned weekly. There is an additional charge if you require more frequent cleaning; please let us know before your arrival if you would like to arrange this. Any additional services will be charged locally in euros.
There are no other charges other than a €35 “Meet and Greet” fee payable in cash to our representative in Venice (if you are arriving after 8pm, the “Meet and Greet” fee is €55).

You will be met upon arrival in Venice, be shown personally to Ca’ Leonessa and given keys for the duration of your stay. Details, including contact information for our Venice representative, will be forwarded to you shortly before your arrival date.

9. Security Deposit
A security deposit of €250 will be required for the rental to be paid on arrival. You will not be asked to pay for minor breakages, however, if you are able to replace any broken or damaged items while in Venice, it would be most appreciated. Please notify the owner directly of any major accidental damage so repair/replacement can be quickly arranged.

You will be issued two sets of keys for gaining access to the property.  If keys are lost, a fee of €150 will be requested in order to cover the costs of replacing locks and keys.

10. Insurance
It is a condition of any booking that you and all members of your party have comprehensive travel insurance. Your policy of insurance should cover personal injury, death, medical and repatriation costs together with cover for loss of baggage and valuables, personal liability, delay, cancellation, curtailment, theft and any other matters you require to insure in respect of your trip.  The owner is not liable for the temporary defect or stoppage in the supply of public services to the property, nor in the case of failure of any equipment.  Further, neither the owner or its representatives can accept any liability for personal injury, accident, death, loss or damage to persons or personal effects, however caused.

11. Linen and Towels.
Linen and towels are provided and changed on each stay or on longer bookings once per week.

12. Smoking
Ca' Leonessa is a non smoking property

13. Pets
Pets will be considered on a visit-by-visit basis and must be approved by the owner at our sole discretion prior to your arrival. When an agreement is reached, pets must be kept off the furnishings at all times. Further, an additional deposit will apply to your rental.

14. Privacy
The owner will make every effort to ensure you enjoy as much privacy as possible during your stay at Ca’ Leonessa.  However, it is possible we might need access to the property for routine maintenance, emergency repairs, or inspection with regard to a complaint.  If this should occur, we will advise you of this need as far in advance as possible.

15. Interpretation
In these terms and conditions the terms "owner," "our," and "we" mean the owner of the property and the terms "you" and "your" mean the person booking the property and all persons within their party.

16. Law and Jurisdiction
Your contract is made under the terms of English law.
